@Angep -- the 5G pathway is more than 3 times faster when working within a Studio apartment
How many residents in physically-close-to-you apartment units (or the next apartment building visible from your windows) are using the 2.4 Ghz network, and how many are using the 5 Ghz network? It is quite possible that you are experiencing "congestion" and "interference" from the other Telus-modems and Shaw cable-modems, on the 2.4 Ghz network. When you connect to the 5 Ghz network, you avoid much of the interference, and you observe much-better speeds.
When you "view available wireless networks", how many of them show the same level of signal-strength as your connection, when you're connected on the 2.4 Ghz network? Same question, when you are connected on the 5 Ghz network.
